Estate cleanout pricing
You have good things. Let them lower your bill.
You keep what matters to you. We sell the furniture, art and collectibles worth selling and clear the rest. Every job gets a free walkthrough and a custom quote, dump fees included.
How much do estate cleanout services cost?
Every house is different, so every price is too. We walk the home with you for free, then give you a custom quote. We sell or donate what’s usable along the way, so the job usually costs less and moves faster than hiring a junk removal company.
With your permission, we sell the pieces worth selling, and every sale comes off what you pay. Your quoted price doesn’t go up if the job runs long.
Most cleanouts run from $750 to $17,500, depending on the size of the job.
Small jobs are welcome, like one room or a garage. We also take on full houses and estates. Every job starts with a free walkthrough and a custom quote, dump fees included.
Backed by 20+ years with the On Course Remodeling team.
Two sides of every quote
How much is in the house matters most. A lightly furnished 2,000 square foot house can be cleared in a couple of hours, and a fully loaded one can take two days. We see it all at the walkthrough, so the quote fits your house.
What lowers your price
Artwork
Paintings, prints and framed pieces with resale value.
Quality furniture
Solid dressers, tables, chairs and sets in good shape.
Collectibles
Collections, glassware, china and small pieces people still buy.
Anything usable we can sell
Everyday things with life left in them, sold with your permission.
What adds to your price
Dumpster loads
Home size and how much is inside set how many 30-yard dumpster loads the job fills. Each load raises the price.
Crew time
How many people the job needs and for how long, set at the walkthrough.
Stairs and tight access
Attics, basements, several flights and long carries take more time.
Special items
Mattresses, electronics, and heavy materials like shingles, roofing, tires and construction debris need special disposal, which adds to the price.
How a cleanout goes, start to finish

Walkthrough
We go room by room with you, free. Together we note what stays, what sells, what gets donated and what goes to the dump.

Custom quote
Before anything leaves the house, we give you one price with the dump fees built in. Sales of your good pieces come off that price.

Cleanout day
Our crew sorts every room and carries it all out. Usable items that won’t sell go to donation, and your quoted price stays the same if the day runs long.

Broom-clean handoff
We leave the house broom-clean, ready for the listing, the move or the next owner.

How much does an estate cleanout cost?
Most cleanouts run from $750 to $17,500, depending on the size of the job. The final price depends on how many 30-yard dumpster loads the home fills, crew time, stairs and access, and special items like mattresses and electronics. You get a custom quote after a free walkthrough, before any work starts.
Is the walkthrough free?
Yes, the walkthrough is free. We see the house, answer your questions and give you a custom quote.
Do you cost less than a junk removal company?
Usually, yes. We sell or donate the good pieces to offset the cost, and one crew handles the whole house in a planned job. Book a free walkthrough to get a custom quote you can compare.
How does selling items lower my price?
With your permission, we sell artwork, quality furniture, collectibles and other pieces worth selling. Every sale comes off what you pay.
Does donating items lower the cost?
Donating can lower it. Items that go to donation stay out of the dumpster, which keeps the price down.
Will my price go up if cleanout day runs long?
No. Your quote covers the work you agreed to at the walkthrough, and the price doesn’t go up if cleanout day runs long.
